PROJECTED NEEDS:  Currently our home has been lived in as a summer home over the past few years.  Maintenance expected might include emptying the septic tank in several years.  The small pond has a buried 700-1000 gallon tank and pump that pumps water uphill to two small waterfalls and a stone creek.  I have never tried to get it working.    A new lining was put in prior to my purchase.  It is my understanding that it is ready to go once the inlet is cut into the lining and a debris screen is put in place.  I have kept it filled with water because the local tree frogs absolutely love it and have their tadpoles develop there every year.  The recording below was recorded in April of 2023.  I let it get a bit wild and added lilly pads.  It could be made very nice as the original owner sunk well over $20,000 into the project.  I have been told that the original builder put nearly $300,000 in the landscaping, sprinkler system, and drainage just on the property.

The out-buildings are open for interpretation.  The small building on the back brick deck was apparently submitted as a kitchen, but we used it as an office and for guests once or twice per year.  It has Excellent French doors with internal blinds in the dual glass doors, four windows, a beautiful hardwood floor, and sink.  The building between the garage and house, on the edge of the creek was used by the previous owner as a darkroom.  There is lots of potential in this one.  Like everything else on the property this is being sold as is.

This is up the road from the West, looking East at the house.  The property in the foreground is owned by the folks across the road and up the hill a bit.
